This seven-story, concrete-rendered building, originally constructed as a five-story factory in 1910, was designed by Hugh Ralston Crawford in the Commercial Palazzo style for the cigar and cigarette manufacturers Sniders & Abraham.
Notably, it was the first in Australia to be engineered and built under the Turner Mushroom System of flat slabs. In 1930, Godfrey Phillips (Aust) Pty Ltd acquired the building for £35,000, and in 1938, the original architect added two additional stories. By the early 1960s, the building was converted into a print works by Dover's typesetters.
In 1995, it was refurbished, converted, and subdivided into 45 residential units, preserving its industrial heritage while adapting to modern use.
